[quoteThe Homebuilder will typically direct the homeowner to their "designer" who typically is uneducated and does not have a license to practice architecture. It is not a requirement to be licensed to design a house in most if not all of the 50 states.[/quote]
This seems crazy. How can it be possible for an uneducated 'designer' to procure all the information required for Planning drawings, building regulations, contract documents and not least a successful design?
I know in the UK we have developers, builders and clients that will go ahead without an architect, but normally this just means that they employ an architect, or educated person 'in house' within a design and build contract.
Either way, choosing not to use an Architect will normally mean a project will cost more, be less effective in its function and will not be a valuable addition to the built environment in terms of quality. _________________ Passive House Design, Zero Carbon Homes |

By uneducated - I mean in terms as you and I understand architectural education.
"residential designers" can be "educated" in a number of ways. Someone might have a 2 year degree in architectural technology. They may have been a draftsman (CAD Operator) for an architect and decide to venture out on their own. They might be a builder who learned how to use a CAD program and now are "Designing". Who knows where they get their "education" or "experience".
All the structural stuff is just rule of thumb for them. M/P/E systems are designed by the subcontractors.
No one is saying its logical - except those people who want to call themselves "Residential Designers".
The larger home builder's will have full sets of drawings and typically have trained architectural staffs but the normal local home builder is cutting corners to maximize profit - that include good planning. |
